Which of our suites have a washer and dryer in the room?
The ones with W/D in the name. That's the short answer, and it's how you can spot them on the booking page. Here's what's in that group:
| Suite | Size | Sleeps |
|---|---|---|
| Deluxe 1 Bedroom W/D | 550 sqft | up to 4 |
| Classic 2 Bedroom W/D | 750 sqft | up to 4 |
| Deluxe 2 Bedroom W/D | 800 sqft | up to 6 |
| Deluxe 2 Bedroom with Private Terrace W/D | 800 sqft | up to 6 |
| Superior 2 Bedroom W/D | 1,100 sqft | up to 6 |
| Signature 3 Bedroom W/D | 1,100 sqft | up to 6 |
| Signature 3 Bedroom with Private Terrace W/D | 1,100 sqft | up to 6 |
| Grand 2 Bedroom with Massive Private Terrace W/D | 1,000 sqft | up to 4 |
| Luxury 3 Bedroom W/D | 1,200 sqft | up to 8 |
If you want to be certain before you pay, you can filter for in-unit washer and dryer right on our booking page. That filter is the reliable way to do it, because it reads live availability rather than a list on an article.
What if you booked a studio?
You use our laundry room, and it costs you nothing. Washers, dryers and detergent pods are all free for guests, so a studio booking doesn't mean hauling a duffel of laundry to a drop-off on Fulton Street. Our studios run from 340 to 485 sqft and every one of them has a full kitchen, so the only thing you're giving up by booking one is the machines being behind your own door.
Honest version: for a weekend, the laundry room is fine and most people never think about it. For a two-week stay with kids, having the machines in the suite is the difference between doing a load while you're cooking dinner and planning a trip downstairs.
Why in-unit laundry matters more than it sounds
It changes what you pack. A family of four on a week in New York can travel on a fraction of the luggage if there's a washer in the room, which matters when you're getting from the airport to John Street with a stroller and a car seat. It also changes what you do with a rainy afternoon. Run a load, cook something in the kitchen, and the day stops being a write-off.
The other thing it changes is longer stays. We take bookings up to 150 nights, and past the first week the stuff that decides whether a stay feels livable isn't the lobby. It's whether you can wash a shirt, cook an egg, and spread your work out on a table. Every suite we have includes a full kitchen with a stove, fridge, dishwasher, microwave, kettle, coffee maker, cookware and a knife set, so the kitchen half of that is covered whichever room you book.
What else comes with the suite
The kitchens are stainless steel, and the dining tables seat four in the studios. Beds are made up with Frette linens, and the suites come with an iron and board, a safe, a dedicated workspace and a smart TV for your own streaming logins. There's a CVS in our building, and grocery stores within a two minute walk, which is genuinely the thing guests tell us they didn't expect to care about and then use every day.
Downstairs you've got our fitness center with Technogym equipment and free weights, the guest lounge with a Jura espresso bar, and the laundry room. Our rooftop terrace is open to everyone staying with us. The conference room can be booked by the hour if you're here with a team.
Picking between two bedrooms and three
Start with how many beds you actually need, not the square footage. Our 2 bedrooms run 750 to 1,100 sqft and sleep up to six; the 3 bedrooms are 1,100 and 1,200 sqft and the Luxury sleeps up to eight. The jump from the Classic 2 Bedroom to the Superior 2 Bedroom is 350 sqft of living space rather than another bed, so if what you want is room to work and eat in the evenings rather than another mattress, the Superior is the one to look at.
One thing worth knowing before you plan: we don't have connecting rooms. If you're travelling as one group and want everyone behind the same front door, a 2 or 3 bedroom suite is how that works here, and it's usually simpler than two separate rooms anyway. Space to live in the city.
Where you'll be
We're at 17 John Street in the Financial District, with Fulton Street Station a few steps away. That station is the reason a lot of our guests pick this block: the A, C, J, Z, 2, 3, 4 and 5 all meet there, so most of Manhattan and a good chunk of Brooklyn is a single ride. The 9/11 Memorial, South Street Seaport and the Brooklyn Bridge are all close enough to walk to, and we've written up the neighborhood in more detail elsewhere on the site.
If you're deciding between suites and you want us to tell you which one fits your group, ask us. We'd rather sort that out before you book than after you arrive.
