Which of our suites have a private terrace
Three do, and the terrace on each one belongs to that suite alone. No sign-up sheet, no shared rooftop etiquette, no waiting for a table to free up.
Grand 2 Bedroom with Massive Private Terrace. 1,000 sq ft indoors, sleeps up to six, with two king beds, a king sofa bed in the living room and two bathrooms. The terrace has lounge chairs and a dining table, and it looks out over the neighbourhood rooftops. This is our largest terrace and there's only one of these suites in the building.
Deluxe 2 Bedroom with Private Terrace. 800 sq ft indoors, same idea in a slightly smaller footprint.
Signature 3 Bedroom with Private Terrace. 1,100 sq ft indoors with three bedrooms, for when the group is bigger than the outdoor space is the deciding factor.
One detail worth knowing if you're booking two suites for one group: the Signature 3 Bedroom with Private Terrace and the Deluxe 2 Bedroom with Private Terrace are both on the 3rd floor, right next to each other.
What a private terrace actually changes
It changes breakfast and it changes the end of the night. In a normal Manhattan hotel room, outdoor space means the street. Here it means you can take coffee outside in your own clothes at 7am, or sit out after dinner with the door open and the kids asleep inside. On a warm evening it's the reason people stop looking at the clock.
We'll be honest about the limits. It's a city terrace, not a garden. There's no smoking on it, or anywhere else on our property, and we ask everyone to keep noise down after 10pm because there are people sleeping on the other side of every wall. Take the terrace at that price and it's one of the better deals in Lower Manhattan.
The rooftop, which every guest gets
Our rooftop terrace is open to all guests, private suite or not, and there are lounge chairs up there. It's a different thing from your own terrace: more space, more sky, other people. Plenty of guests use both, one for the morning and one for the evening.
What's inside the terrace suites
All three are full apartments rather than rooms. You have sole use of the space for your whole stay.
- Kitchen: stainless steel stove, refrigerator and dishwasher, plus a toaster, kettle, knife set, drip coffee maker, cookware and utensils. We leave coffee and tea out for you.
- Laundry: a washer and dryer in the unit with detergent provided. There's also a laundry room on our 2nd floor, free to use, with detergent pods.
- Beds and baths: two bathrooms in each, with an en suite off the master. Linens are Frette, set up for the number of guests in your party.
- Work and living: a dedicated workspace, smart TVs, high-speed wifi, and a dining table that seats eight in the Grand 2 Bedroom.
Down on the 2nd floor there's our gym, fitted with Technogym treadmills, bikes, an elliptical, a strength station and free weights, and our lounge with a marble coffee bar and a Jura espresso machine. If you land before your suite is ready, the lounge is where to wait.
Where you are when you step outside
We're on John Street in the Financial District, a short walk from Fulton Street Station. There's a Duane Reade in the building and several grocery stores within a two minute walk, which is what makes the kitchen worth using rather than decorative. The 9/11 Memorial and One World Trade Center are on one side of us and South Street Seaport is on the other, both close enough to walk to without planning your day around them.
Booking one
There is exactly one Grand 2 Bedroom with Massive Private Terrace, so on busy dates it goes early. Check-in is after 4pm, check-out before 11am, and early or late requests depend on availability, so message us rather than guess. We don't clean daily during a stay; an extra clean is $100 whenever you want it scheduled. Your own place in Manhattan, with a door to the outside.
