The short answer: one apartment up to eight, two apartments past that
If your group is eight or fewer, book one apartment. Our Luxury 3 Bedroom is 1,200 sq ft with three bedrooms, sleeps up to eight, and has a full kitchen plus a washer and dryer in the unit. Everyone is behind one door, there's a living room to sit in, and nobody is texting from the eleventh floor to ask what time you're leaving.
Past eight, you're taking two apartments, and that's fine. We'd rather tell you that up front than sell you a stack of rooms and let you discover it at check-in.
We don't have connecting rooms, and here's what we do instead
No connecting rooms in the building. What we have instead is apartments big enough that you don't need the door: two-bedrooms and three-bedrooms with their own living rooms and kitchens.
When a group does need more than one apartment, the reservations can be booked together, and we'll do our best to put you on the same floor if it's available. That's something we work out closer to your check-in date, when we can see how the building is filling, rather than something we'll promise months ahead. If same-floor matters to you, say so when you book and again a week out.
What we have, and how many it holds

| Signature 3 Bedroom with Private Terrace W/D | 1,100 sq ft | up to 6 | 3 |
| Superior 2 Bedroom W/D | 1,100 sq ft | up to 6 | 2 |
| Grand 2 Bedroom with Massive Private Terrace W/D | 1,000 sq ft | 2 bedrooms | 2 |

A group of nine, which is the question we get most often, usually lands on the Luxury 3 Bedroom plus a studio, or two two-bedrooms. Tell us the ages and who's sharing with whom and we'll tell you which combination is actually cheaper.
You're paying for the apartment, not for heads
We don't charge per guest. We sell the apartment, at the apartment's rate, up to its stated occupancy. So the ninth person in the party doesn't change the price of the apartment they're sleeping in; they just need somewhere to sleep that's within the occupancy we list.
One rule worth knowing: anyone staying overnight has to be on the reservation in advance and has to be accompanying the registered guest. If your numbers change after you book, message us and we'll add them. Adding an adult and a couple of kids to an existing booking is routine, as long as the group understands the layout and how many each apartment holds.
Where a group actually spends its time here
The part groups underestimate is common space. A hotel room gives you a bed and a chair; a nine-person group in five hotel rooms ends up in a lobby or a bar every evening, whether they wanted to or not.
What we have on that front:
- The rooftop terrace: open air and skyline, and the easiest place to get everyone in one spot before dinner.
- The conference room: bookable by the hour. Half our bookings for it are work meetings and the other half are groups who want a table for twelve to sit around.
- The guest lounge: a Jura espresso bar and plush seating, for the two people in every group who are up at six.
- The laundry room: free washers, dryers and detergent, always open. On a week-long trip with kids this matters more than it sounds.
And the kitchen in your apartment is the real group saver. Breakfast for nine in a Manhattan restaurant is an hour and a lot of money. Breakfast for nine at your own table is neither.
Dinner for a big group in the Financial District
Stone Street is where we send groups. It's a short cobblestone pedestrian block a few minutes' walk south of us, lined with restaurants rather than being a single dining room, which is the specific reason it works when you're nine: if one place can't take you, the next one is four steps away, and the block is closed to cars so nobody is standing in traffic while you sort it out. Call ahead in warm weather. It's the most popular outdoor block downtown and walk-in tables for a party that size are luck rather than a plan.
The neighbourhood, for a group
The Financial District is quiet at night and on weekends, which suits groups better than people expect: you can be nine people walking back at eleven without being nine people walking back through a crowd. You're also within walking distance of a lot of what a group came to see, which saves the nightmare of coordinating nine subway fares in two directions.
If you're planning a group trip and want a straight answer about what fits, send us your dates and your numbers. We'll tell you whether one apartment does it or whether you need two.
