People type "FiDi apartments" for two very different reasons. Some want a lease and a mailbox. Others want a place with a kitchen and a door that closes on a bedroom, for a week or a month, without signing anything. This page is for the second group, because that's what we are: furnished apartments at 17 John Street that you book by the night.
We're in a 15-floor building in the Financial District, two blocks from Wall Street. Every apartment we have is a real apartment layout, not a room with a kettle in it. Space to live in the city.
What size apartment do you need?
Start with square footage and how many beds you need, because that's what actually decides your trip. Here's the range we have:
| Apartment type | Size | Sleeps | Kitchen |
|---|---|---|---|
| Studio (Classic, Premier, Superior, Premium, Signature, Junior, Traditional, Deluxe, Elite King) | 340 to 485 sq ft | 2 to 4 | Full kitchen |
| One bedroom (Deluxe, Luxury, Premium) | 500 to 550 sq ft | Up to 4 | Full kitchen |
| Two bedroom (Classic, Deluxe, Superior, Grand) | 750 to 1,100 sq ft | 4 to 6 | Full kitchen |
| Three bedroom (Signature, Luxury) | 1,100 to 1,200 sq ft | 6 to 8 | Full kitchen |
A couple of notes on that table. Our studios are not all the same shape: the Classic King Studio is 340 sq ft and the Deluxe King Studio is 485, and that 145 sq ft is the difference between a desk you can work at and a desk you put your bag on. If you're two people for four or five nights, a studio is fine. Past a week, most people are happier with the separate bedroom.
The three-bedrooms come in two bed configurations: two kings and a queen, or two queens and a king. The Luxury 3 Bedroom is our biggest at 1,200 sq ft and sleeps up to eight, which is usually what people are looking for when they've been pricing out two or three hotel rooms.
We don't have connecting rooms. That question comes up a lot from families, and the honest answer is that the two- and three-bedroom apartments are the thing to book instead. One front door, everyone inside it.
The kitchen is the whole point
Every apartment has a fully equipped kitchen, and that's the part that changes a long stay. Kitchenware, a coffee maker, towels, linens and toiletries all come with the apartment. Your suite has a full kitchen if you want to cook, and after week one of a work trip, you will want to.
The practical version: you can do a grocery run, eat breakfast at your own table, and stop paying restaurant prices three times a day. The Financial District has real grocery stores now, which was not true fifteen years ago.
Laundry, and which apartments have it in the unit
Some of our apartments have a washer and dryer inside them, and you can filter for that on the booking page rather than guessing from the room name. If yours doesn't have one, the laundry room in the building is free to use and we put out detergent pods, so nobody's hunting for quarters.
That combination is why people book us for a month. Kitchen, laundry, a door on the bedroom. Room to stretch out.
Terraces, and one accessible apartment
Three of our apartments have their own private terrace: the Deluxe 2 Bedroom with Private Terrace at 800 sq ft, the Grand 2 Bedroom with Massive Private Terrace at 1,000 sq ft, and the Signature 3 Bedroom with Private Terrace at 1,100 sq ft. Outdoor space you don't share with anyone is rare downtown, and those three go first on nice-weather weekends.
We also have a Queen Studio Apartment with disability access, 440 sq ft with a full kitchen. If you need specifics on the bathroom or door widths before you book, write to us and we'll tell you exactly what's in it.
What's in the building
Beyond your own apartment, there's a fitness center, a guest lounge, the laundry room and a conference room. The gym and lounge are on the lower level. The conference room is the one people forget about until they land a team here and realize four laptops don't fit on a kitchen island.
Getting in, and the boring stuff worth knowing
Check-in is after 4pm and it's self-service through a smart lock and keypad. We email the instructions the day before you arrive, so there's no queue and no key handover. Check-out is 11am, and late check-out until 1pm is $100 when the apartment is free.
A few other things guests ask before they book:
- Housekeeping: not included in the nightly rate, but we can arrange it for a fee. Tell us in advance if you want it on a schedule.
- Luggage: free storage in the lobby, 24/7, with our concierge, on both your arrival and departure days.
- Wi-Fi: included throughout, with login details at check-in.
- Parking: we don't have our own spaces. The closest garage is iPark at 29 Platt Street, about a three-minute walk, and SpotHero is worth checking for rates.
- Visitors: friends can stay over, but they need to be on the reservation in advance. We don't charge per guest.
- Smoking: not allowed anywhere in the building.
- Pets: we can't take pets. Service dogs are welcome, with no pet fee.
Is the Financial District the right part of town for this?
It is if you want quiet nights and a short walk to the water. We're a few minutes from the Staten Island Ferry terminal at Whitehall, and Stone Street, the cobblestone restaurant block, is a short walk south of us. The neighborhood empties out after the offices close, which is either the reason you'll love it or the reason you won't. Most of our long-stay guests come back for exactly that.
If you're weighing a downtown apartment against a lease, the trade is simple: you give up the mailbox and the year, you keep the kitchen and the square footage. Make yourself at home for a week or three and see how it goes.
