What you get in a 3 bedroom suite here
Three real bedrooms with doors, two bathrooms, one kitchen, and a living room everyone shares. We have two of them at 17 John Street, and the difference between them is mostly size and bed layout.
Our Luxury 3 Bedroom Apartment is 1,200 sq ft and sleeps up to eight. The master has a king with an en suite bathroom, bedroom two has a king, bedroom three has a queen, and there's a king sofa bed in the living room. The second bathroom is off the hallway, with a shower. There are two bed configurations across these units: two kings and a queen, or two queens and a king.
Our Signature 3 Bedroom with Private Terrace is 1,100 sq ft and comes with its own outdoor terrace, which almost nothing in this size class in Manhattan has. It's on the 3rd floor, right next to our Deluxe 2 Bedroom with Private Terrace, which matters if you're two families travelling together and want to book both.
Every one of these is an entire apartment. You have sole use of it. Nobody else is coming through.
Why one suite beats three hotel rooms
Because three rooms means three of everything and no shared space. With eight people in three separate rooms, there's nowhere to eat together, nowhere to put the kids while the adults talk, and no fridge worth the name. In a 3 bedroom you get one dining table that seats eight, an open plan kitchen that looks onto the living area, and a door you can close on a sleeping toddler at 8pm while the rest of you stay up.
We should be straight about one thing: we don't have connecting rooms. If you've been searching for those, the 2 and 3 bedroom suites are the answer we'd give you. Room to stretch out.
The kitchen, and what's actually in it
A full kitchen, not a kitchenette. Stainless steel stove, refrigerator and dishwasher, plus a toaster, kettle, knife set, drip coffee maker, cookware and utensils. We leave coffee and tea for you. That's the part groups underuse and then thank us for on day three, when eight breakfasts out have stopped being fun.
Groceries are easy from here. There's a CVS in the building, and multiple grocery stores within a two minute walk.
Laundry, which decides the size of your suitcase
Both 3 bedrooms have a washer and dryer inside the unit, and we provide the detergent. There's also a laundry room on our 2nd floor that any guest can use free of charge, detergent pods included. Pack for four days instead of nine and you'll thank yourself at the airport.
What else is in the building
Our gym, lounge and laundry room are all on the 2nd floor. The gym is fitted with Technogym equipment: treadmills, bikes, an elliptical, a multi-function strength station, benches and free weights, plus an interactive digital trainer screen. The lounge has a marble coffee bar with a Jura espresso machine, banquette seating if you need to answer email, and a large sectional with a big TV. If you land early and your suite isn't ready, that's where to sit.
The rooftop terrace is open to every guest, with lounge chairs. It's a good spot in the evening once the offices empty out.
Beds, cots and how we count guests
Eight is eight because of four beds: two kings, a queen and a king sofa bed. If you need one more sleeping spot, we rent cots for $75 a day, subject to availability, and a cot takes one extra person.
We don't charge per guest. If a friend is joining you overnight, they're welcome, but they have to be added to the reservation in advance and be with the registered guest. We don't allow unregistered overnight guests.
Where the suite puts you
We're on John Street in the Financial District, a short walk from Fulton Street Station, which is one of the better connected stations in the city. The 9/11 Memorial and One World Trade Center are walkable, and so is South Street Seaport in the other direction. Weekends down here are quiet compared with Midtown, which is either the best thing about the neighbourhood or the thing to know before you book, depending on what you came for.
The practical stuff before you book
Check-in is after 4pm and check-out is before 11am. Early check-in and late check-out are subject to availability, so ask us rather than assume. We don't do daily housekeeping in the suites; if you want an extra clean partway through, it's $100 and we'll schedule it. We're not pet friendly, and we don't allow smoking anywhere, including the terraces and rooftop. After 10pm we ask everyone to keep it down, which in a building of apartments is less a rule than a favour to your neighbours.
The comfort of home, with the service of a hotel.
